Rates have dipped a little this week June 19, 2009

Rates are a quarter point lower this week than last week.

REO homes are soon to be released onto the market.

If you want to buy a HUD home you must use a HUD-certified lender.. Barbara Adams is certified by HUD as a registered buyer's agent for HUD properties.

$8000 First Time Homebuyer Credit applied to closing costs

The final agreements on allowing first time home buyers (anyone who has not had their name on a real estate title in the past 3 years) is almost finished.

You will still have to have the 3 1/2 % down payment for your FHA loan, but the credit may soon be allowed to be used for non-recurring closing costs but not as part of your down payment.

Your down payment must still be your own money per the new FHA loan guidelines.

The advantage to having this ability is that many times in recent weeks, first time home buyers are being outbid by stronger offers by buyers who do not need to ask the seller to pay buyer closing costs.

This credit is currently set to expire on December 1, 2009, no time to wait, unless you believe the credit will be extended.
