Capital gains tax

Check with your financial or tax advisor, but word out in Arizona is that this tax could resurface for homesellers in the near future!
Right now, sellers who have lived in the home for 2 of the most previous 5 years can be exempt from the first $500,000 if they are a couple, and $250,000 if they are single, this applies also to widows and widowers for a certain amount of time, so check with your advisors! If not, you will be notified of a 15% capital gains tax.
Alternately, in Solano county, if you are over 55 years old and wish to downsize to a home that has a lesser value than your current home and you have lived in your current home long enough that the property taxes on it are lower than a home you wish to purchase, for one time only you may take your property tax base with you to the new house.
What this means that not only is this the time to buy a house, but this is the time for you to buy a house, you can possibly qualify to bring your taxes with you to a smaller, more manageable property and you may not owe any captial gains taxes!
I can show you some real bargains out there too. The age restricted communities still have some new homes available and at good prices and lots of buyer incentives.

Maximum loan limits increase now or maybe forever....take the chance

Temporary VA Loan limit increase

Until December 31, 2008 the VA has increased it's 100% loan maximum limit in some states in some cases up to $729,000, call your lender for details, and December is just 3 months away, don't delay!

FHA has also increased their limits temporarily till Dec 31, the economic stimulus bill is said to have cemented this limit, but with 224 pages to interpret, we shall see. More later on this subject!

Now is the time to buy investment property!

Word is out! Investors are out buying property where possible. The opportunity to buy a rental home, rent it out and show a positive cash flow in Solano county is now here.
There are more renters in the area now, more jobs coming soon with the new Kaiser, expanded Genentech, and State Compensation Insurance employees all coming to town in the next few months.
You also have a strong presence of military families from Travis who are renters, their base housing is undergoing changes that limit their availability.
With all those renters, low low prices on single family and duet homes as well as condos and apartment buildings you can make the numbers work in your favor.
Rules have changed for loan qualifications but YOU can still make that investment purchase, especially if you can show a good strong background as a landlord. You will most likely have to have 20% down payment and excellent credit. You will also be limited on the number of mortgages you hold, but the time is right to buy that investment property!
When was the last time you could buy in Solano county and rent it out the first month for more than your payment amount?

Buyers, don't wait until 2009 to find out the new requirements for obtaining a loan have shut you out of the American Dream.
Many things are due to change on October 1st, other changes take effect on January 1.
The positive things in place right now under the economic stimulus package are designed to expire on Dec 31.

Did you know if you are a California state employee you can use the CAL PERS home loan program? This is a great program that allows you to borrow some of your own retirement to put down on a home, you can be guaranteed a home loan from them too.
Did you know that the VA is one of the only loan programs that still have a zero down payment program in place?
CAL HFA has another 100% loan program, call your favorite lender to find out more about these loan programs.
Did you know that your lender can review all the loans that you may qualify for? You would be under no obligation and you may find out how easy it is to buy a house in today's market.
Did you know you can buy a new home today in Vacaville for a very nice price, pick out most of your options, get incentives from the builder and be represented by your own Realtor?
