Victim horses

I have heard word of horses who may have owners who may no longer be able to afford to feed their horses because of the economy or losing their property through foreclosure or due to illness can no longer care for their animals.

If you know of such a horse or other pet who may be hungry or abandoned, please remember there are people who care for the animals and may be able to help feed or house them.

You may want to visit these websites to find out more about how to help donate to horse rescue ranches or send money for feed. They take in donations of feed, money or tack, whatever you may have to spare. You may also be able to adopt one of the rescued animals if you have room at your ranch or home for an abandoned rescued animal.

Track your ARM (loan rate tracking)

If your loan is adjustable, you will need to read your mortgage to find out when and how your rate adjusts periodically.

At some point it will not adjust anymore and it will stay at that payment.

Your interest rate may, most likely, be adjusted per the Libor index. There are several Libor indexes and your mortgage will tell you which Libor you are tied to.

Your payment will also be based upon how many percentage points above Libor your new payment is based upon.

Once you find out Libor and your point spread, you can calculate your new monthly payment, like I said, it MIGHT be lower now! Go here to calculate your fixed rate payment.

If you do not know what the answers are to these questions, you will need a copy of your mortgage which is recorded with Solano county recorder.

The title company or a Realtor can get a copy for you, just send me an email and I'll get your copy of your mortgage over to you right away so you have no surprises when your payment changes.

The good news is that the Libor is going down right now, so your payment MIGHT also go down. That might be just the time your lender would love for you to call them to reduce your rate, right when they were going to do just that anyhow.

Be informed, know what you are facing. Knowing what your new payment will be just MIGHT be good news instead of bad this year....

Still waiting.....in North Village

Kaiser Permanente Hospital in Vacaville has announced another delay in opening the hospital portion of their new building in North Vacaville.

It is not a total disappointment as they did recently begin to add additional medical specialty offices at the new building, they just won't have emergency and in-hospital care until January of 2010.

We are excited about the new facility as it is a green building and it has long been awaited for as the second hospital in our city brimming with over 96,000 people and many of them are members of Kaiser Permanente. There is also a large military and military retiree citizenry here too and they use the military hospital at Travis most of the time.

Anyhow, we await the new hospital and are enjoying the recent opening of the new State Compensation Insurance building, which is right next door practically to the new Kaiser hospital and is also a green building, they are side by side with the Genentech building out in north Vacaville.

Seeno homes have been busy building in that area to house the transferring families who are being welcomed into our community to work at these fine new facilities. Seeno is located at North Village in the Portico, Atrium and Estuary neighborhoods and a new section is being opened there soon.

Seeno has been building homes in our area since 1938, starting out in Contra Costa county and now in many more counties including Solano county, Seeno has created the master-planned North Village community with green in mind. This place will be shaded over with thousands of trees when it is completed, parks, schools and shops, even Solano college will have a campus here, also currently home of Vacaville indoor soccer, Starbucks, Subway, McDonald's, 2 gas stations and nearby awesome PureGrain bakery, the Vacaville Reporter, and all of this will be a part of the future of North Village as well as the new hospital.

You may choose to go to the nearby driving range or play the public course at Green Tree Golf Course.

If your lender is not listed here, you may gather the information mentioned on the website above and THEN call your lender to outline your situation, it is always based on a case by case situation and ONLY if you currently live in that house.

Lots of stuff going on everywhere lately, as I get tidbits I pass them on...no legal advice intended, just info to pass on..

Homecomings Financial is owned by GMAC mortgage, problem is that they are now having problems of their own, but I did get some contact information if you need to contact them for a loan workout on your home loan.

They seem to be one of the most difficult to get in touch with on the late payment loans etc. This info may help.

Terms, definitions, individual loan workout program links, whether you are behind in your payments or maybe you are not but are having or foresee difficulty in making your house payments.

As the coming weeks will show, there will be more and more banks that will be offering loan modifications in either rates or the length of the loan term due to recent federal legislation, for certain homeowners with hardships but who may be able to afford a different payment plan than they currently have. It will be a requirement that for 90 days before foreclosure procedures in the near future that banks attempt to make arrangements for payments before instituting the foreclosure process.

Even if your particular bank is not linked here, they may still be working with borrowers, call your bank or lender and ask to speak to the loan modification department manager. Scroll down for phone numbers for most lender loss mitigation departments.

If your bank recommends a short sale after discussing your situation with you, you will need an experienced Realtor, simply call me to discuss the discreet listing of your home, our fees will be paid by your bank at the close of escrow. A for sale sign in your yard is not necessary. Your privacy is my main concern. Your confidence in my knowledge and experience is your assurance that a successful short sale can be accomplished.
