Short Sale Your home- Discreetly
If your bank has suggested you to put your home on the market as a short sale, your family deserves discretion and dignity. Work with the professional who is trained and certified as a short sale and foreclosure resource agent. Barbara Adams is a designated SFR resource agent and can guide you through the process.
If you have tried to do a loan modification and have no other choice other than defaulting, you may want to choose short sale process. April 5, 2010 the government will roll out a new short sale program that will make the process much shorter and more certain for the homeowner and the buyer of the home.
You are the owner of the property and have the right and opportunity to choose your own Realtor to sell your home....at no direct cost to you for commissions to sell if your bank agrees to the short sale all the questions are answered in advance, including sales price.
When you meet with me, we will review the process and what you can expect, from time frames to getting your home ready for sale, to exactly what kinds of documents to include in your seller package which is submitted to your bank during a short sale. You will find that it is much the same as your loan modification documentation with a couple of changes. If you have spoken to your lender and a loan workout is not a possibility and your circumstances do not allow you to continue making timely payments, a short sale may be the best solution. Your bank will let you know that they are doing a pre-approved short sale. It will proceed much the same as a normal sale with the exception that there will be an additional contingency in bank approval which is supposed to be as short as two weeks in the new process.
Over 105 banks and loan programs have already approved the new criteria which begins April 5, 2010. This program will also include $1500 to you the seller to help with moving costs.
Foreclosure is not always necessary, I can market your home and find a buyer you may be able to avoid foreclosure and save some of the long term negative effects of foreclosure on your credit records.
I will provide you with the information you will need to make an informed decision on how I will market your home and find a buyer, once that occurs, we present the proposal to your lender to negotiate agreement on the bank accepting a short payment on your mortgage.
The process is not much different, one lender or two lenders, just depending upon which banks are involved and what your financial picture is and how your home is marketed for sale.
Call me for details and answers to your questions, see what your options are. I will provide you with a free, no obligation market analysis of the comparable data and short sale process package. You do not pay for my services, your lender will. Getting relief for your situation will ease your mind.
